The rental price is set by the Owner. Our service allows you to obtain information on current market prices, understand competition and demand, and set minimum and maximum nightly prices, taking seasonal fluctuations into account.
We recommend that guests use key safes in conjunction with smart locks, allowing them to check in at any time of day or night. Key safes offer guests greater check-in flexibility and are especially attractive to business travelers.
Occupancy rate is the percentage of available nights for which an apartment can be booked. For example, if your property were available for 1 month (or 30 nights) and booked for 22 nights, your occupancy rate would be approximately 75%. With short-term rentals, there will always be gaps between bookings.
Email, phone, and popular messaging apps are available for communication and ordering. All information about the property and its condition, payments and settlements, documents, and reports is available in clients' personal accounts.
We work with the Property Owner to identify service providers (e.g., cleaners, maintenance staff, laundry services), help conclude service contracts for property maintenance with the Owner, and, if necessary, help organize the process, including automating the ability to upload reports on cleaning and service tasks, as well as expenses for these services.
- Once the contract is signed, you will gain access to your personal account, where you can track the apartment's occupancy and receive a monthly income and expense report.
- Payments will be made by bank transfer monthly, after deducting the agreed-upon agent commission and other approved service fees, to the bank details specified in the contract.
We recommend purchasing insurance. We'll help you choose an insurer and make payment.
If you'd like to use your apartment, simply leave a request to block dates on the calendar. The apartment will be unavailable for booking on these dates.
